The applicant, Rock River, Inc., and agent, Corey Morrissette, are requesting to rezone property containing approximately 184.0 +/- acres from Agricultural, General, A-2 to Residential, Limited, R-1 with proffers. The R-1 zoning district allows for single-family residential lots at a density of one lot per each two acres as defined in the Zoning Ordinance. The property is located 0.43 mile west of the intersection of Nash Rd. and Boydton Plank Rd. (Route 1) Dinwiddie, Virginia and is further defined as Tax Map Parcel No. 44-26A. As indicated in the Dinwiddie County Comprehensive Land Use Plan, the subject property is located within the Planned Growth Area, which allows for single-family residential uses for this general area.
